A.P. Construction Company, based in Stamford, Connecticut, provides construction management and general contracting services for a broad range of clients. The company is experienced in all types of construction, including corporate interiors, educational facilities, healthcare and municipal facilities and selective residential properties.

To achieve each project’s goals, we have established guidelines that we follow starting from the pre-construction, budgeting and conceptual phase and carrying through the final project documentation. Each step is clear, concise, direct in its goal, and produces the desired end result.

STAFF
The number of assigned personnel is a direct relationship to the size, complexity and timeframe of the project. Once the project is awarded, APC will assign the following personnel: Project Executive, Project Manager, Project Engineer (if required), Field Superintendents (as required), Staff Accountant, and clerical support.

ESTIMATES
Our Estimating Department is in charge of budgeting, bidding, and cost control. All this work is done in conjunction with the Project’s designated Project Manager and the Design Team. Drawings and details are reviewed for cost and constructability as they relate to the project’s budget and time schedule. Establishing an accurate and timely budget is critical for a successful project. 100% of the budgets are formulated through a thorough quantity survey and a current understanding of market unit costs. Our experienced Estimating Department has a strong track record of creating competitive but realistic budgets. Once the budget has been agreed upon, we monitor and update the budgets as the project is being designed.

BID PROCESS
A.P. Construction Company believes in competitive and qualified bidding of all subcontractors involved in any of our projects. Our strategy is to select only qualified bidders for each trade with direct input from the design team and Owner. Once this list has been established, the low bidders are qualified with the final subcontractor being selected on the basis of cost in relationship to budget, quality and reputation, and the ability to meet the desired project schedule. We have a strong relationship with all of the area’s top subcontractors and a reputation for being tough but fair. This translates into time and cost savings for our clients.

SCHEDULES
The key to successful scheduling is to have the Owner, the Design Consultants, and the Construction Manager (the Project Team) establish an aggressive but achievable project timeframe, inclusive of all project objectives, which all parties agree to. Once established, we track the project and update the schedule as required.

PROJECT TRACKING
Project tracking is based on regular pre-construction meetings and construction meetings during which we review meeting minutes, all submittal logs, Request for Information (RFI) logs, and Request for Proposal (RFP) logs, to ensure that all issues raised are addressed and acted upon. Most importantly, we expedite long lead items by following up via material tracking status reports to ensure compliance with the agreed-upon material delivery schedule and overall project schedule.

CONSTRUCTION
Construction is managed by the designated project team who are responsible to maintain the established budget and schedule while maintaining tight control on the quality of the work and a safe work environment. We emphasize an open and direct communication with our clients and the design team during the construction period to be sure all parties are aware of any impacts to the budget, schedule or quality of work. At the end of construction, we will diligently pursue the completion of the punch lists and the preparation of all final reports and close out documentation.
